WITH $400,000 you could buy a very respectable, three-bedroom family home in Lismore.
Or you could buy an entire French village.
That's right, the village of Courbefy in the "unspoilt" Limousin region in central France is on the market for €330,000 - about $410,000.
The village has 19 buildings and a swimming pool.
It is certainly a change of pace from the more sensible real estate listings on the Northern Rivers, where the same budget is more likely to get you a brick-and-tile home in Ballina, a new four-bedroom place in Lismore, 100 acres of farmland at Jiggi or maybe a unit in Byron Bay.
But be warned - this French village is definitely a fixer-upper.
Once a bustling community of around 200 people, Courbefy is now a ghost village.
In the 1970s, residents of the village - who were mainly farmers - started leaving the area to look for new jobs.
An expensive plan hatched during the 1990s to turn Courbefy into a holiday village was abandoned and it has since been left to deteriorate.
It will probably take a fair bit of cash to return the French village to its former glory.
But there's no denying that owning your own part of a European country has a certain charm.

Failing that, you can still snap up some interesting local real estate for a similar amount of money.
Katrina Beohm Real Estate has just listed a former school in
Numulgi, north of Lismore, for $389,000.
It has only one bedroom, but boasts a new kitchen and bathroom, beautiful country garden, huge covered entertainment area, chook pen and stables. GNF Casino is marketing an iconic 1905 Federation home on 1300sq m for $425,000.
With four bedrooms, updated kitchen, formal lounge and dining, French doors and wooden floors, it also features a pool and stained glass windows.
Would a beachfront unit better suit your lifestyle? For $449,000 you could be the owner of an open-plan unit across the road from Seven Mile Beach at Lennox Head.
Elders Lennox Head says the apartment's north-facing veranda is the perfect spot to watch the waves roll in.
But if it's luxury you want and the French village isn't quite to your taste, then here's the perfect solution - your very own tropical island.
With sandy white beaches, Puramamasa Island near Vanuatu is 2.5 acres of paradise that is currently on the market for $399,000.
